Cypress Waters is a lush 1,000-acre master-planned development, perfectly placed in the heart of the Dallas-Fort Worth metroplex, just five minutes from DFW International Airport. Centered around a serene 300-acre lake.
Getting started is easy with our straightforward application process. Simply fill out the necessary details, and we’ll evaluate based on your overall credit report, rental history, and criminal background. Click here to view our full list of rental requirements and guidelines.
Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually, our lease terms range from 5 to 15 months.
Great news! For a fully approved application, no deposit is required. However, a conditionally approved application may require a security deposit of up to one month’s rent.
We do not hold any apartment homes; however, our quotes can hold pricing for up to 48 hours if the home is still available. Our pricing does fluctuate daily, so we recommend asking a leasing agent for a quote.
Attached garage parking is available for select homes. We also offer a variety of single-car garages that are available for a monthly fee. Check with the leasing office about parking options that are available near your home.
Rentable storage units are available on-site and allow you to store additional sports equipment, seasonal items, or boxes you have yet to unpack! Check with the leasing office about renting a storage space near your home.
The Sound is a lively entertainment and dining destination surrounding North Lake in Cypress Waters. With lakeside restaurants, a 7-Eleven, and activities like concerts at The Amphitheater, along with miles of scenic trails offering stunning views, it’s a hub for outdoor fun, happy hours, private parties, and fitness enthusiasts. This vibrant mixed-use community blends apartment living, retail experiences, and events, creating a welcoming space for everyone. Cypress Courts, conveniently located across the street from August Hills, offers pickleball and tennis, adding to The Sound’s appeal as the perfect place to connect, relax, and enjoy.
We adore our furry friends and welcome your beloved pets! Our community is pet-friendly, accepting both dogs (with certain breed restrictions) and cats. You can bring up to two pets per apartment, and we ensure a comfortable home for them too. Here are a few pet-related details:
- A $400 non-refundable pet fee applies.
- Monthly pet rent is $25 per pet.
- While we have no weight limits, certain breed restrictions do apply.

August Hills offers free WiFi at our indoor and outdoor community spaces, which includes the leasing center, clubroom, fitness center, and the area surrounding the pool.
August Hills is proud to be a smoke-free community. This means that all our common areas indoors and outdoors as well as all apartment and townhome interiors are non-smoking, creating a healthy and clean community for our current and future residents.

Internet: AT&T Internet is included in your resident service fee, so there’s no need to reach out to AT&T—we’ve taken care of everything for you!
